Job Summary

The Exton HQ Facility Director role provides strategic and operational leadership and management of West buildings (4 in all) to ensure safe, reliable, and compliant facility performance.  The performance is expected to be in alignment with West policies and procedures related to HSE, Quality, Procurement, Global Engineering, Finance, and Lab Operations. The Director oversees contracted personnel that assist in the execution of the mission of maintaining 24/7/365 facility operation, coverage and emergency response accountability.

Essential Duties and Responsibilities

  • Lead and supervise Facilities team members supporting Maintenance, Shipping & Receiving, Mailroom, Reception, and Office Services.
  • Manage one West direct support.
  • Manage all contracted building services including Property Management, Cafeteria, Janitorial, Security, Landscaping/Snow Removal, and Pest Control.
  • Develop scopes of work, partner with Procurement to solicit bids, and oversee vendor performance.
  • Ensure building operations, grounds, and equipment are maintained to provide a safe, reliable, and compliant environment.
  • Maintain building drawings, operating certificates, inspection records, and regulatory documentation.
  • Manage SAP work order system, preventive maintenance program, asset additions/removals, and PM procedure development.
  • Oversee Building Automation System (BAS), security access systems, and 24/7 alarm monitoring and emergency response.
  • Manage and monitor utilities consumption and spending; drive sustainability initiatives where possible including energy and waste reduction efforts.
  • Oversee leased warehouse and office space management.
  • Own and manage Facilities expense and capital budgets in collaboration with Finance, Procurement, and Accounts Payable/Receivable.
  • Identify, develop, and manage capital projects; provide project management support for lab-related facility modifications.
  • Participate in audits as the Facilities Subject Matter Expert (SME).
  • Engage with site leadership on weather events, building alerts, safety initiatives, spill response, and space allocation planning.
  • Provide high-level facility support to the Radnor R&D team as required.

Education

  • B.S. in Engineering, Construction Management, Planning, Facilities Management is required.
  • M.S. in Engineering, Construction Management, Planning, Facilities Management, MBA is preferred.

Work Experience

  • Minimum 8 years of relevant experience.
  • 12+ years of relevant experience with 5+ in a top leadership role is preferred.
  • Demonstrated experience leading facility operations in a complex, multi-functional environment.
  • Proven ability to maintain facility readiness through structured safety programs, change control, preventive maintenance, and controlled documentation processes.
  • Experience managing vendor and contractor performance, including selection and oversight.
  • Demonstrated expertise managing operating and capital budgets, including capital planning and expenditure control.
  • Working knowledge of engineering fundamentals and technical drawing interpretation (CAD proficiency required).
  • Experience supporting space planning, departmental layouts, and seating coordination.
  • Active involvement in site safety programs and emergency response initiatives.
  • Track record of improving cost efficiency, sustainability, and operational performance.

Preferred Knowledge, Skills and Abilities

  • Project Management Certification (PMP) highly desirable.
  • Leadership experience overseeing facilities operations across a multi-building or campus environment.
  • Experience developing scopes of work and partnering with Procurement and Finance on contract execution and budget planning.
  • Strong knowledge of building systems, utilities management, regulatory compliance, and preventive maintenance frameworks.
  • Formal project management experience, including oversight of capital improvement projects.
  • Experience using SAP or similar CMMS platforms for work order and asset management.
  • Ability to provide 24/7 on-call support and manage critical facility events.
  • Strong cross-functional communication and stakeholder management skills. #LI-NJ1 #LI-Onsite

5%: Up to 13 business days per year

Physical Requirements

Sedentary-Exerting up to 10lbs/4kgs of force occasionally, and/or negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects, including the human body. Sedentary work involves sitting most of the time.

Shift
